Adjusting Team & Staff
Experienced Public Adjusters is a Florida-licensed public adjusting firm representing policyholders, not insurance companies. Our team helps homeowners, condominium associations, business owners, property managers, and high-value property owners with new, delayed, underpaid, and denied property insurance claims.
Our adjusting team is led David Dwyer, Founder and CEO, with licensed adjusting support from Staci Polites, Licensed Florida Public Adjuster. Together, the team focuses on claim documentation, policy review, repair scope, estimate support, carrier communication, negotiation, and complex property damage claim strategy.

For policyholders
Never insurers
Licensed Florida Public Adjusters
Property insurance claims are won or lost on documentation. Our public adjusting team reviews the policy, inspects the damage, identifies missing repair scope, organizes photos and reports, reviews carrier estimates, and helps present the claim properly before the insurance company controls the repair method, pricing, and valuation.
Experienced Public Adjusters helps with water damage claims, roof damage claims, fire and smoke damage claims, hurricane damage claims, mold damage claims, commercial insurance claims, and luxury property insurance claims.

What Our Adjusting Team Does
Claim Evaluation and Strategy
We review claim facts, policy language, carrier estimates, photos, reports, and repair issues to develop a strategy for documenting the full covered loss.
Damage Documentation
We organize photos, estimates, mitigation records, contractor support, expert reports, and repair-scope documentation.
Scope and Value Advocacy
We identify missing scope, low pricing, omitted materials, repair-sequence problems, code issues, and underpaid claim items.
Carrier Communication
We communicate with the insurance company during the claim process and help policyholders respond to inspections, document requests, and underpayment issues.
Claim Types Our Team Handles
- New property insurance claims after water, wind, fire, hurricane, roof, mold, smoke, or storm damage
- Delayed claims where the insurance company has not moved the claim forward properly
- Underpaid claims where the insurance company estimate may not reflect the full damage
- Denied claims where coverage was refused and the claim needs a detailed review
- Luxury and high-value claims involving custom finishes, premium materials, private client policies, and complex estimating
- Commercial and condominium claims involving buildings, business property, common areas, and association coverage issues

Negotiation First, Appraisal Only When Appropriate
We do not treat appraisal as a separate claim type. Appraisal is a policy clause that may be available in some cases after the adjusting process has been performed and reasonable negotiations have been exhausted, depending on the policy language and facts of the claim.
Before appraisal is considered, the claim should be documented properly, repair estimates should be supported, the carrier position should be reviewed, and negotiation should be attempted.
