Denied Property Insurance Claims in Florida

A denial deserves a clear explanation. Start with the insurer’s written reason, the applicable policy and the evidence—not an assumption that every denial is correct or can be reversed.

Reviewed November 3, 2026. Policy terms, loss facts and applicable requirements control.

Find the issue behind the decision

A coverage exclusion, a disputed cause of damage, an alleged reporting problem and a disagreement over repair cost call for different responses. Obtain the complete decision letter and the policy forms and endorsements in force on the loss date. Identify the specific facts and provisions the insurer relied on.

If only part of the claim was denied, separate the accepted items, disputed items, payments, deductible and any depreciation. An estimate and a coverage decision are different documents.

Build the supporting record

  • Photographs and a dated description of what you observed.
  • Inspection findings and relevant maintenance or prior-repair records.
  • Contractor estimates explaining the actual damaged materials and proposed work.
  • Mitigation invoices, receipts and communications with the insurer.
  • The insurer’s estimate, decision letters and any requests still outstanding.

For a custom home, identify the actual stone, cabinetry, roofing, glazing and specialty systems. If a technical conclusion is disputed, ask a qualified professional to explain the basis and limits of the opinion. See our engineering-report guide.

How a public adjuster may help

When engaged, EPA can investigate and document the property loss, organize supported differences and present the claim to the insurer. We can help identify missing information or scope issues. We cannot guarantee a changed decision, resolve a legal coverage dispute as your attorney or file a lawsuit for you.

Seek a Florida attorney’s advice when legal interpretation, a release, litigation or a possible expired deadline is involved. Do not assume a complaint, negotiation or request for review extends any deadline. Continue required notice, cooperation and reasonable mitigation while considering your options.

Keep the next step practical

For the first call, tell us where the property is, what happened, when it happened and what the insurer said. You do not need a complete estimate to ask whether we may help. Luxury homes and complex losses are our focus, and all Florida property owners are welcome to call.

Do not delay emergency assistance, reasonable mitigation or required notice while awaiting a consultation. Public adjusting representation requires a separate written agreement describing services and fees.
